Why Wolsten for a refurb

Refurbs done properly — not handed off.

Family-run, three founders on every job, one written price, no deposit. The same crew from survey to handover.

Family-run, three founders

Liam, Ryan and Paul personally lead every refurb. No sales reps, no subcontracted project managers — you deal with us, start to finish.

£

Fixed price, in writing

Free on-site survey, then a full written quote with every line itemised. The price you sign is the price you pay.

No deposit, ever

We don’t take money up front. You pay in stages against work completed — the same way we’d want it done on our own homes.

One team, full package

Joinery, tiling, electrics, plumbing, plaster and decoration — all under one roof. No coordinating five trades yourself, no finger-pointing.

What we refurbish

Three refurbs. One standard of finish.

Every refurb is custom-quoted after a free on-site survey — no price-list shortcuts, no shrink-wrapped packages.

Our promises

Five things every Wolsten refurb gets, in writing.

These aren’t marketing lines — they’re the rules we run every job by. Same on a single bathroom or a full house.

Fixed price

Every quote is fixed in writing after a free survey. No day-rate creep, no “while we’re here” mid-job upsells.

No deposit

We never ask for money up front. You pay in clear stages against work that’s actually been completed on site.

No surprises

If anything genuinely unknown comes out of a wall or floor mid-job, we stop, show you, and agree the fix in writing before we proceed.

Single team

Same crew from first to last day. Joinery, tiling, electrics, plumbing and decoration are all in-house — not a rotating cast of subbies.

Written aftercare

On handover you get a plain-English aftercare sheet and our number. Anything needs a second look in the first 12 months, we come back.

How we work

From first visit to handover — in five steps.

The same process whether it’s a single bathroom or a six-month whole-house refurb.

1

Survey & scope

Free on-site visit to walk the project, take measurements, photos and an honest look at the existing electrics and plumbing.

2

Written fixed quote

Full itemised written quote, usually within one working day. Every line broken down — you see exactly what you’re paying for.

3

Materials & scheduling

We order materials, sequence trades and lock in a start date. You get a written schedule before any tools come on site.

4

Build phase

One crew, one site lead. Daily progress updates, dust sheets and tidy-down at the end of every day. Stage payments only.

5

Handover & aftercare

Walk-round with you, snagging list closed, certificates handed over, aftercare sheet on the side. We’re a phone call away after.

FAQ

Refurbs — straight answers.

Do you take a deposit?

No — we never have. You pay in clear stages against work that’s actually been completed on site, with the schedule of payments written into your quote up front. Anyone asking for a chunky deposit before tools land on site is a warning sign in this trade.

How long does a kitchen, bathroom or whole-house refurb take?

Rough guides only — final timing is confirmed in your written quote. A bathroom refurb is typically 1–2 weeks on site. A kitchen refurb is typically 2–3 weeks. A whole-house refurb can be anything from 6 weeks to 4–5 months depending on scope, structural work and decoration.

Do you handle electrics and plumbing too?

Yes — everything in-house. Liam is a qualified electrician, so re-wires, consumer units, lighting circuits and outdoor sockets are all certified Part P work. Plumbing, heating and gas-safe boiler work is handled by the same crew, not a different number to chase.

Can we live in the house during a whole-house refurb?

Sometimes yes, sometimes no — we’ll be straight about it at the survey. A staged refurb where we work one floor or zone at a time is usually liveable. A full strip-out with a re-wire and re-plumb usually isn’t. Either way you’ll know which one yours is before you sign anything.

Do you cover Bolton and the surrounding postcodes?

Yes. We’re based in Westhoughton and work across Bolton, Wigan, Manchester, Bury, Salford, Chorley, Warrington, Stockport, Preston and the wider North West. If you’re within an hour of Bolton, give us a call — we almost certainly cover you.
